Dinglesyde is a substantial, detached Victorian town house dating from 1893. The house has a southerly aspect and enjoys wonderful views over Melrose towards the abbey. It is located in a peaceful and friendly street which has no through traffic. Extending to 2,521 square feet the house is constructed of contrasting stonework under a slate roof and provides well-proportioned, family accommodation. The three main reception rooms are on the ground floor, together with the kitchen/breakfast room and the home office. On the first floor there are four bedrooms and two bath/shower room. A separate staircase leads to the fifth bedroom (what was a maid's bedroom). There is also a downstairs wc and cellar.

(See floor plans for room layout and dimensions)

Dinglesyde and its garden extends to approximately 0.34acres. The garden, consisting of mainly lawns and flowering borders, is contained by a garden wall and iron railings. A path leads through the front garden from Newlyn Road to the front door. A separate drive, off Dingleton Road, takes you to the back door, garage (with its own roof terrace), parking area, garden store and dog kennels.

Melrose is an attractive and accessible small town, with a lively community spirit, in the centre of one of the best residential areas of the Borders between the River Tweed and the Eildon hills. The town developed around the former Abbey – now a picturesque ruin – which was made famous by Sir Walter Scott who lived nearby. Dinglesyde is situated close to the town centre, within walking distance of the town square. There are good schools in Melrose including St Mary's Preparatory School for boys and girls and an excellent primary school. Melrose is in the catchment area for Earlston High School which is highly regarded.

Melrose has some first class local shops, hotels and restaurants, all of which are within walking distance, and The Borders General Hospital is nearby. The Borders has a wealth of sporting and recreational opportunities, and Dinglesyde is an ideal base for those who enjoy game shooting, fishing, walking, cycling and riding. The town has a thriving rugby club where the world famous Melrose Sevens are held every spring and it also has its own tennis courts and golf course. Melrose also plays host every June to the hugely successful Borders Book Festival, as well as other cultural events

Not surprisingly therefore, a recent survey carried out by The Sunday Times (published in March 2018) found that Melrose is the best place to live in Scotland. The town looks beautiful all summer with the hanging baskets which are carefully looked after by the team of “Melrose in Bloom”.

Dinglesyde is very accessible from the north and south. Edinburgh lying 36 miles to the north has an international airport and an intercity rail service, while Berwick upon Tweed, 35 miles to the east, has a main line station linking Edinburgh and London (approximately 3 hours 40 minutes). The Waverley line from Edinburgh to the Borders terminates at Tweedbank approximately 2 miles to the west of Dinglesyde. Dinglesyde enjoys a secluded position with a southerly outlook to the Eildon hills, with access to the hills

Edinburgh 36 miles, Berwick-upon-Tweed 36 miles, Waverley line 2 miles (Distances approximate)
