Formed over the first and second floors of a substantial blonde sandstone building, located on the corner of Henry Bell Street and East Clyde Street, this completely unique conversion offers exceptional accommodation. Extending to over 3,700 square feet in total, the property was formerly run as a bed and breakfast establishment and as such would be perfect for similar use in the future. Although the property requires complete upgrading, modernisation and redevelopment (please refer to the Home Report), this is one of the most unique properties to come to the market of late in Helensburgh and retains some period features. It offers a versatile layout over its two floors and also comes with its own private garden area which is quite substantial and located to the rear of the building.
There is a main door entrance to the property with a staircase leading from the entrance hall on the ground floor up to the reception hall on the first floor. The spacious reception hall has a further staircase to the accommodation on the second floor. To the front of the property there are two large public rooms and the kitchen. Also on the level are four of the bedrooms, a utility room, wetroom and wc. Moving on to the upper floor there are a further five bedrooms, along with a bathroom. The bedrooms to the front take in great views over the Firth of Clyde and the bedrooms to the side have views of the surrounding hills. The property is warmed by a system of gas fired central heating (not tested).
Moving from the main entrance of the property around the side of the building there is access here to a private garage which is attached to the adjacent coach house. This area is unable to be used for vehicular means but provides great storage. It does have power and plumbing so could potentially be used as an office, workshop or craft room. Moving around to the rear, a path which is bounded by hedging and timber fencing leads to a private garden area which is enclosed by stone walls and hedging and features a large expanse of lawn, a patio/sitting area and BBQ set up.
The location of the property is fantastic, only a short walk from the town centre where a wide selection of amenities can be found. The property enjoys lovely views from some of the rooms over the Firth of Clyde and surrounding hills and as such the promenade is perfect for a stroll. Helensburgh provides good shops and supermarkets, bars, restaurants, cafes and delicatessens along with banks and a post office. There are a number of good schools in the area and a great selection of leisure facilities in and around the town. Some of Scotland’s most spectacular scenery is just a short drive away and this includes Loch Lomond and the Trossachs. Glasgow is within easy commuting distance and Helensburgh has three train stations serving Glasgow, Edinburgh, Oban, Fort William and even a sleeper service to London. EPC Band - E.

Broadband availability and predicted speed: obtained from Ofcom on April 6, 2024
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on April 6, 2024
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area
